  • Buildings permitted shall be flatted development for residential purposes, ancillary or apartment buildings, including community facilities, public amenities, and public utility, as prescribed by the Director, Town and Country Planning, Haryana.
  • The site and buildings must conform to the specified land use zones: Open Space Zone (open parking, garden, landscaping) and Building Zone (permissible residential and open space uses).

3. Site Coverage and Floor Area Ratio (FAR)

  • Buildings shall be constructed only within the designated Building Zone.
  • Maximum ground coverage: 35% on an area of 19.1845 acres.
  • Maximum permissible FAR: 175% on an area of 19.1845 acres (excluding community buildings as per prescribed norms).

4. Height of Building

  • Maximum height: As per the Haryana Building Code, 2017.
  • Plinth height: As per the Haryana Building Code, 2017.
  • Inter-se distance between building blocks: Not less than the setback required per building height as per the table below:

If an open space benefits more than one building of the same owner, its width shall be as specified for the tallest building.

5. Parking

  • Parking space: 1.5 Equivalent Car Space (ECS) per dwelling unit. These spaces are for flat holders only and cannot be sold or transferred to third parties.
  • Parking area per car: Basement = 32 Sqm, Stilts = 28 Sqm, Open = 23 Sqm.
  • Minimum 5% of total parking will be for EWS category flats.
  • Covered parking (basement or multi-level above ground) will not count towards FAR. Footprint of separate multi-level parking building block above ground will count towards ground coverage.
  • Mechanical parking: Basement/upper floor height max 4.5 meters. Other upper floors: max 2.40 meters below hanging beam.

6. Approach to Site

  • Vehicular approach must be planned considering junctions with surrounding roads, to the satisfaction of the Competent Authority.

7. Gate Post and Boundary Wall

  • Boundary wall, railings, hedges, fences, gates, and gate posts must conform to designs approved by the Competent Authority. An additional wicket gate (max 1.25 meters width) is allowed, but no main or wicket gate can open onto a sector road/public open space.
  • Boundary wall construction must comply with the Haryana Building Code-2017.

8. Density & Accommodation for Service Population

  • Minimum density: 100 PPA (persons per acre) on 19.1845 acres.
  • Maximum density: 300 PPA on 19.1845 acres.
  • Occupancy per main dwelling unit: 5 persons; per service dwelling unit: 2 persons; or 1 person per 80 sq. feet of living area, whichever is more.
  • Accommodation for service population: Not less than 10% of main dwelling units for domestic servants (min. 140 sq.ft. carpet area if attached).
  • 15% of total dwelling units (min. 200 sq.ft. carpet area) for EWS category.

9. Open Spaces

  • All open spaces, including those between blocks/wings, must be developed, equipped, and landscaped as per the plan approved by the Competent Authority.
  • At least 15% of the total site area must be developed as organized open space (tot-lots, playgrounds).

10. Convenient Shopping

  • 0.5% of the area of 19.1845 acres is reserved for convenient shopping, with 100% ground coverage and 100 FAR, which is part of the Group Housing Colony’s permissible ground coverage and FAR.

11. Provisions of Community Buildings

  • Community buildings shall be provided as per composite norms in the Group Housing Colony.

12. Bar on Sub-Division of Site

  • The Group Housing Colony site is governed by the Haryana Apartment Ownership Act-1983. Sub-division of the site is not permitted under any circumstances.

13. Approval of Building Plans

  • Building plans must be approved by the Director, Town & Country Planning, Haryana, or an authorized committee, as per the Haryana Building Code-2017 (as amended) before construction begins.

14. Basement

  • Number of basements: As per the Haryana Building Code, 2017.
  • Construction of basement: As per the Haryana Building Code, 2017.

15. Provisions of Public Health Facilities

  • WC and urinals in buildings must conform to the Haryana Building Code, 2017, and National Building Code, 2016.

16. External Finishes

  • External wall finishes: Natural or permanent materials (bricks, stone, concrete, terracotta, grits, marble, chips, glass metals, etc.) or other Competent Authority approved finishes.
  • Sign boards and names: Only on spaces provided in approved building plans.
  • Building services, plumbing, construction practice, material, foundation, and Damp Proof Course: As per the Haryana Building Code, 2017.

17. Lifts and Ramps

  • Lifts and ramps: As per the Haryana Building Code, 2017, and National Building Code, 2016.
  • Lifts must have 100% standby generators with automatic switchover.

18. Building Bye-Laws

  • Construction must be governed by the building rules in Part VII of the Punjab Scheduled Roads and Controlled Areas, Restriction of Unregulated Development Rules, 1965. Where these rules are silent, the model building bye-laws issued by the ISI (as in NBC) shall be followed, as approved by the Director, Town & Country Planning, Haryana.

19. Fire Safety Measures

  • Proper fire safety measures in multi-storied buildings must conform to the Haryana Building Code, 2017/National Building Code of India, 2016, and be certified by the Competent Authority.
  • Electric Sub Station/generator room must be on solid ground near DG/LT Control panel, located on ground floor or upper basement, and outer periphery, approved by Competent Authority.
  • Fire fighting scheme must be approved by the Director, Urban Local Bodies, Haryana, or an authorized person, prior to construction.

20. Environmental Clearances

  • Obtain clearance/NOC as per Ministry of Environment and Forest Notification No. S.O. 1533 (E) Dated 14.9.2006 before starting construction.
  • Provide rain water harvesting system as per Central Ground Water Authority norms/Haryana Govt. notification.
  • Use only Light-Emitting Diode (LED) lamps for internal and campus lighting.
  • Install Solar Photovoltaic Power Plant as per Haryana Government Renewable Energy Department order no. 22/52/2005-5power dated 21.03.2016.
  • Strictly comply with directions issued vide Notification No. 19/6/2016-5P dated 31.03.2016 by Haryana Government Renewable Energy Department.

21. General Provisions

  • Detailed elevations of buildings exposed to public view must be drawn as per Haryana Building Code-2017.
  • Water storage tanks and plumbing works must be suitably encased and not exposed to view.
  • No applied decoration (inscription, crosses, names) permitted on external building faces.
  • Garbage collection center of appropriate size must be provided within the site.
  • Color trade emblem and symbols are subject to approval by the competent authority.
